  • Advertising on our own website as well as on Rightmove, OnTheMarket.com and Social Media (including Facebook marketplace) – we aim to get your property maximum exposure.
  • Erection of a flag To Let board at the property.
  • Targeted marketing campaigns to a mailing list of existing active potential applicants matching with your property.
  • Accompanied viewing service with feedback within 24 hours of the viewing taking place.
  • Careful tenant selection including conducting affordability and credit checks via integrated system and applying for references.
  • Notifying utility companies of occupancy at the commencement of tenancy.
  • Preparation of Assured Shorthold Tenancy and Guarantor agreements.
  • Preparation of inventory and schedule of condition.
  • Organising safety regulation certificates (EICR, EPC, Gas Safety Certificate).
  • Serving the legally required pre documentation on the tenant via Registered RMAIL prior to the commencement of the tenancy.

  • Careful tenant selection including conducting affordability and credit checks (including checking for CCJs via integrated system and applying for references.
  • Notifying utility companies of occupancy at the commencement and end of tenancy.
  • Dealing with void periods and resolving queries with suppliers as appropriate.
  • Preparation of Assured Shorthold Tenancy and Guarantor agreements.
  • Preparation of inventory and schedule of condition.
  • Organising safety regulation certificates (EICR, EPC, Gas Safety Certificate).
  • Serving the legally required pre documentation on the tenant via Registered RMAIL prior to the commencement of the tenancy.
  • Monthly collection of rents and statement of account.
  • Registering the deposit with the Deposit Protection Service (DPS).
  • End of tenancy inspection and mediation service surrounding the Deposit, including submission of evidence to the Dispute Resolution Service if required.
  • Arranging repairs and maintenance, with an agreed cap on emergency repairs.
  • Regular inspections every 3-6 months with feedback.
  • 6 monthly tenancy renewals (at no extra charge).
  • Serving of Section 21 and Section 8 notices (if applicable, at no extra charge).


12% + VAT (14.4% including VAT) of all monies collected, with a letting fee of £350 + VAT (£420 including VAT).
